Allowable Releasing Expenses
Allowable Releasing expenses that can be deducted from the security deposit:
Lease terms vary across the states, so it is important to only allow security deposit deductions for expenses that the current lease states the tenant was responsible for. Not many states will allow the PM to deduct their driving time for example. Deductions for normal maintenance work are not allowed, for example the landlord deciding to repaint some walls in between tenants.
General cleaning costs if required
Repairs (minor) that are not covered by the policy or any other insurance as a result of a deductible ie repair wall with a small hole in it.
